Elections are coming up!
This year, we will be working to ensure that anyone eligible to vote can do so easily and anonymously. Our new voting procedures are outlined in detail here. Anyone who wants to run can submit their their bio and information using the button below. Please note: by running, you agree to have your membership status (in/not in "good standing") exposed to the voters.
Contested positions are: President, Vice President, Secretary, Treasurer, Director 1 and Director 3. (Director 2 will be contested in 2027.)
With most of the year behind us, we are now in a position to project some budget numbers going forward - see the latest Newsletter. The bottom line is that our current program income covers about half our expenses - this year, the deficit was made up by individual donations of time and money. If you would like detailed numbers for these past three quarters of income and expense, you can request those by emailing us at lhoa_pltx@mail.com.
As of December 15, 2025, the grace period is now over for all those in arrears on dues and we are implementing our Dues Collection Policy which means delinquent accounts are being turned over to a collection agency. Payment plan options are still available, The annual invoices will be sent out shortly with new balances. Dues can be paid by Zelle, check or credit card.

The Board has adopted an official Policy for Enforcement of Deed Restrictions and Covenants. The policy involves a warning letter and investigation, an official Notice of Violation giving 30 days notice and a hearing prior to seeking any court order or punitive action as required by Texas law. This updates a policy that was in existence since 2009.
The Deed Restrictions section C-6 prohibits any use of a property that constitutes a "nuisance" to the neighborhood. Texas law defines public nuisance under Chapter 343 of the Public Health and Safety Code, and gives enforcement authority to the county. For practical purposes, the Board has decided to align our definition of nuisance with the state and county, and have begun enforcing this restriction by reporting nuisance complaints to county/state authorities. Following the process outlined in our Enforcement Policy, several owners were sent official Notices of Violation of our Deed Restrictions. One owner requested a hearing, which was held December 1. Transcripts/audio are available upon request. For more on these actions, please see the blog post under Newsletters. These actions cost money - until our income situation improves, we are relying on donations from Members to help tide us over. Without donations, this effort will be over before it gets started.
The Deed Restrictions section C-1 restricts lot usage to "residential purposes". For purposes of enforcement, the Board has defined this to mean that less than 10% of a lot can be used for business or other purpose unless mentioned explicitly in the Deed Restrictions (ie. livestock). Rentals are residential purposes, however, short-term (<30 day) rentals through Airbnb or similar are considered a business and are not allowed for liability reasons.

The Community Workday of Oct 4 was a success - turnout was lower than hoped for, but we got a lot done - the new fence was given a coat of paint and almost half the dam was cleared. Many thanks to Members who helped out.
A full dumpster was hauled away on Oct 10. Thanks to those who took the time to use it.
Update: The rest of the front of the dam was cleared by November 15.
